How a Circle K Net Lease Is Underwritten
You are pricing a covenant and a term
A corporate net lease trades on cap rate, and the cap rate is mostly an expression of the market's view on the guarantee and the remaining term. Read who signs: a corporate entity, a subsidiary, or a franchisee changes the credit materially even when the same logo is on the building. The difference is frequently worth more than a hundred basis points.
Ground lease versus building lease is not a detail
On a ground lease the tenant built and owns the improvements, and at expiry you own a building you did not pay for; on a building lease you own the improvements and their depreciation from day one. The two structures produce different tax outcomes, different residual risk and different renewal dynamics. Establish which one you are buying before comparing yields.
The other side of the street
For an independent operator, a new Circle K nearby is a competitive event that can reset volume within a quarter — the same way a Wawa, RaceTrac or Buc-ee's build does. Anyone underwriting an owner-operated station in Florida should check what is entitled within a mile before pricing anything. Entitlements are public; a surprise on this is a failure of diligence rather than bad luck.

Ownership of the business. On a Circle K net lease you are a landlord collecting rent from a corporate tenant, with no exposure to fuel margin, inside sales or labor — and no participation in them either. On an owner-operated station you own the business, take the volatility, and capture the upside from running it better. They attract different buyers and are priced by different methods.
