Gas Stations for Sale on Florida's Space Coast
Brevard County is Florida's Space Coast — the stretch of Atlantic coastline anchored by Kennedy Space Center and Cape Canaveral Space Force Station. After a decade in which commercial spaceflight replaced the retired Shuttle program, the Cape has become the busiest launch complex in the world, and the industrial base around it has expanded with it.
For a fuel and convenience operator that growth is not abstract. It shows up as payrolls, as commuter traffic on a small number of arterials, and as a tourism draw that spikes hard on launch days.

Aerospace payrolls, not just tourism
NASA, SpaceX and Blue Origin all run major operations here, alongside an established defense and aerospace manufacturing corridor that includes L3Harris and Embraer to the south in Melbourne. These are high-wage, shift-based jobs, and shift work is the most reliable fuel demand there is — the same vehicles on the same roads at the same hours, regardless of the season.
A county shaped by causeways
The barrier island, the Indian River lagoon and a limited number of causeways mean traffic between the beaches and the mainland funnels through predictable crossings. As in Tampa Bay, that constraint concentrates volume: position relative to a causeway approach can matter more than the count on the road out front.
Launch days are a real, recurring event
A heavy launch cadence brings visitors to the Space Coast repeatedly through the year, and they arrive by car from Orlando and further afield. It is lumpy demand layered on a stable commuter base — worth underwriting honestly rather than either ignoring or over-weighting.
Absorbing growth priced out of Orlando
Brevard continues to take residents who cannot afford Orange County, forty-five minutes west on SR-50, without the land constraints of a built-out metro. Palm Bay and the south county have absorbed much of that, and new rooftops there have consistently arrived ahead of new fuel entitlements.
Submarkets We Cover in Florida's Space Coast
Buying in Brevard County
We represent operators expanding their footprint and investors buying fuel as a tax-advantaged net lease asset. Both get the same underwriting: what the site actually produces, what it will produce under a better operator, and what the environmental and brand-contract position really looks like before you're committed.
How we work with buyers →Selling in Brevard County
If you own a station here, the first question isn't who to list with — it's what it's worth and whether selling is even the right move. Start with a valuation. If leasing turns out to be the better outcome, we'll tell you that instead.
How we take a station to market →Gas Stations for Lease in Brevard County
Not every deal here is a sale. We represent landlords leasing fuel and convenience sites to qualified operators, and operators looking for a site to run — across Grant-Valkaria, Viera, Palm Bay, Titusville, Melbourne and the rest of Florida's Space Coast.
For an owner, leasing keeps the real estate, the appreciation and the depreciation in your name while somebody else takes the day-to-day. For an operator, it is the lowest-capital way into a corner you could not afford to buy. Rent has to be underwritten against what the site actually produces rather than against whatever the comparable down the road is asking — a rent the tenant cannot carry is not a higher rent, it is a future vacancy.

Brevard County Gas Station FAQ
Are there gas stations for sale or lease in Brevard County?
Yes, on both counts, and Brevard is one of the markets where we most often have something before it is public. We currently carry Titusville and Palm Bay inventory. Smaller south-county submarkets like Grant-Valkaria come up periodically for lease as well — ask directly rather than watching public marketplaces, because sites here tend to move quietly.
How does the launch schedule affect a Space Coast station?
It adds recurring visitor traffic on top of a stable commuter base, concentrated around viewing corridors and the causeways. It is genuinely additive, but it is lumpy, and a valuation built on launch-week volume overstates the business. We underwrite from trailing twelve months and show the monthly curve so the swing is priced rather than guessed at.
Is the Space Coast a good market for a first station?
It has a lot going for a first-time owner-operator: entry pricing well below South Florida, employment anchored by aerospace and defense rather than a single seasonal industry, and continued in-migration from Orlando. The counterweight is thinner buyer depth when you eventually exit, which matters more than most first-time buyers expect. Worth planning the exit before the entry.
