Geography funnels the traffic
Tampa Bay physically divides the metro. Traffic between Pinellas and Hillsborough crosses a limited number of bridges — the Howard Frankland, the Courtney Campbell, the Gandy — and feeds onto a limited number of arterials at each end. That constraint concentrates volume in a way a flat, grid-planned metro never does. A well-placed site on the right side of an approach captures traffic that a station half a mile away simply cannot.
Several independent commuter patterns
MacDill Air Force Base, the University of South Florida, Port Tampa Bay, and the downtown and Westshore office cores each generate their own repeating, car-dependent flow, on different schedules. A site serving more than one of them has a smoother weekly curve and far less exposure to any single employer's decisions.
Polk County and the logistics corridor
Lakeland and the I-4 stretch between Tampa and Orlando have become one of the Southeast's major distribution hubs, with large fulfillment and freight operations along the corridor. That means diesel and commercial fleet demand alongside the retail gallons — a different, stickier customer whose route is set by a dispatcher rather than by price signage.
Infill land is genuinely scarce
Much of the core Bay area is built out, and the entitlement to sell fuel on a given corner is far harder to replicate than the building on top of it. Existing pads in Pinellas and central Hillsborough carry real scarcity value for exactly that reason.

Owner-operated sites sold with the real estate generally trade on an EBITDA multiple in the 7x to 9x range depending on brand and volume; leased sites price on a cap rate instead. In Tampa Bay, position relative to a bridge approach or a major arterial matters more than in most Florida metros, because the water constrains how traffic can move. Two sites with similar counts can produce very different gallons.
Are there gas stations for sale in St. Petersburg and Clearwater?
Yes, though Pinellas is the tighter half of the market. The county is largely built out, which limits new construction and makes existing fuel pads more valuable, but it also means fewer sites trade in any given quarter. Much of what moves in Pinellas moves off-market, so it is worth being on our list rather than watching public marketplaces.
