Your real counterparty is the distributor

Delivered cost per gallon, credit terms, volume commitments, image funding and the consent-to-assign all come from the distributor holding the territory, not from ExxonMobil. Two Exxon sites a county apart can carry meaningfully different economics for that reason alone. Ask who supplies the site and get the agreement in front of you before you form a view on value.

Assignment is the deal-timing risk

Branded supply agreements generally require consent to assign and qualification of the buyer, and that process runs on the supplier's calendar rather than yours. Open it on day one of the inspection period. The pattern that ruins fuel deals is a buyer who spends sixty days on environmental and financials and discovers in week nine that the brand will not travel with the sale.

A mature network means mature corners

Exxon's Florida footprint sits substantially on long-established arterials, which is a strength on traffic and a caution on history. Established counts, established customer habit, and a fuel-handling record that predates several generations of tank regulation. Both halves are checkable before you commit: traffic counts from the state, cleanup history from Florida's public program file.

Three assets, one price

Real estate, an operating business, and a fuel supply agreement. The first two get underwritten by almost every buyer; the third decides your cost of goods and your required capital, and it is the one most often read last.

The brand is licensed, not leased

The refiner does not operate the store or pay you rent. An independent operator or a branded wholesaler holds the rights and supplies the site, so ask who the supplier is and what term is left before you form a view on value.

The federal Petroleum Marketing Practices Act governs how a supplier may terminate or decline to renew a franchised dealer relationship. Useful protection, and not a substitute for reading the agreement you are inheriting.
